Seamless NSW Conveyancing Process

Vendor’s Conveyancer prepares the Contract for Sale with Vendor disclosure documents.

Property is prepared and listed for Sale with Real Estate Agent.

Purchaser finds property and offer is accepted by Vendor.

Purchaser’s Conveyancer reviews Contract, negotiates amendments, and Purchaser pays deposit (5-10%).

Purchaser conducts building and pest inspection, applies for finance and their Conveyancer conducts due diligence enquiries and searches.

Vendor’s Conveyancer exchanges Contracts either with 5 business day cooling off period for Purchaser or s. 66W Certificate from Purchaser’s Solicitor waiving the cooling off period.

Conveyancers set up the PEXA online settlement workspace, prepare the Transfer documents and invite the banks.

Conveyancers conduct pre-settlement financial searches and prepare the Settlement Statement.

Purchaser obtains building insurance and conducts pre-settlement property inspection.

Settlement is completed, property ownership is transferred, Notices of Sale are issued, deposit and sale proceeds are disbursed to Vendor, and keys are released to Purchaser.
