What Is Seller Disclosure?
From 1 August 2025, Queensland’s new Seller Disclosure requirements under the Property Law Act 2023 makes it mandatory for Sellers to provide a signed Form 2 Seller Disclosure Statement, along with prescribed certificates and searches, before the Buyer signs the Contract for Sale.

Before a buyer signs a contract, the seller must provide:

A completed and signed Seller Disclosure Statement

Any prescribed certificates and search results as required under regulation

Any material facts the buyer should be aware of

Specific disclosure warnings as outlined by the legislation
Failing to disclose properly could give the buyer the right to terminate the contract at any time before settlement.
